Finding the Right Investment Property in Scottsdale
A lot of the work I have done has been helping out of state buyers find properties that can work as short term or mid term rentals.
It ends up being very different from a typical home search. It is not just about the house, it is about how the property functions, where it is located, and what it can realistically do over time. Location matters more than anything.
Being local, I pay attention to where people actually want to stay, not just what looks good online. Areas like Kierland, North Scottsdale, and communities like The Boulders all attract very different types of renters. That plays a big role in how a property performs.
A big part of the process is also understanding HOA rules and rental restrictions. Some properties seem like great options at first, but have limitations that make them difficult to use the way a buyer is hoping. Knowing what to look for upfront makes a huge difference. I also look at short term and mid term rentals differently depending on the situation. Not everything needs to be a short term rental. In a lot of cases, mid term makes more sense, especially near hospitals, business areas, and places where people are staying for longer periods of time.
When I am looking at properties, I tend to think beyond just the basics. I am paying attention to how the space feels, how it will photograph, how it will show online, and how people will actually use it. That all plays into how well a property performs.
I have helped buyers find everything from luxury homes in The Boulders to more lock and leave condos in Kierland. They are very different, but both can work really well when they are chosen and positioned the right way.
Investment properties here are not one size fits all. The best ones are the ones that make sense for the location, the restrictions, and how people are actually using the space.
